LA QUINTA, CA-San Diego-based general contractor Roel Construction is putting the finishing touches on the Hadley Villas senior living project, as build-out of the local project is slated for September. Roel has been providing general construction services and site-related work on Hadley Villas for the developer, Southern California Presbyterian Homes, since the project began. “The HUD-funded, affordable housing project for seniors has been the focus of SCPH, Roel Construction and Matalon Architecture (the project architect) for two years,” according to a statement released by Roel.Upon completion, Hadley Villas will feature a total of nine buildings that will house 80 affordable apartment units designed specifically for senior citizens. In addition, the property will feature 10 acres of site improvements, including a swimming pool and a fitness trail. It is located at the corner of Adams Avenue and 47th Street. Hadley Villas is one of more than 20 senior living facilities that are currently owned by SCPH, an organization that has been providing housing and healthcare options for the elderly since 1955. The project, in fact, is named for Dr. Paul and Virginia Hadley, former chairman of the SCPH board of trustees and professor at University of Southern California.Total construction cost of Hadley Villas is $7.8 million. The City of La Quinta has provided nearly $1 million of the project’s funding. The city’s housing development records show that in 2003 building permits were issued for a total of 1,030 single-family homes, 42 condominium units and 280 apartment units. As of May 2004, building permits had been issued for 403 single-family homes, 16 condo units and no apartment units. The records show that last year brought an 8.4% growth in housing development, while a 2.3% growth has been recorded for the first four months of 2004.
