The single-story building totals 20,311 sf and is comprised of office as well as research and development space. It is situated on nearly two acres right off Route 9 in the Natick Business Center. Scott R. Hughes, president, and Matthew Foley, associate of Hughes Properties Inc., procured the buyer in the transaction, while Neil D. Ross, vice president, and Jeffrey M. Walker, vice president of the Staubach Co., represented Heart Rhythm Society.

According to Trammell Crow Co.'s most recent statistics, Natick's office market has an overall availability rate of 19% and its research and development market has an 18% rate. But while its office market experienced a positive absorption of 23,000 sf for the year as of April, the research and development market experienced negative absorption of nearly 15,000 sf.
