BOSTON-The suburban industrial market experienced its first quarter in a long time with positive absorption, indicating that the market could be on the verge of a recovery. According to Lincoln Property Co.’s recently released statistics, overall availability rates and vacancy rates dropped slightly during the second quarter, from nearly 15% in the first quarter to 14.5%. The direct vacancy rate fell from 13.2% to 12.9% and sublease space remained an impressively low 1%.

The report indicates that the Route 495 submarket experienced the highest vacancy and availability rates of nearly 19% and nearly 20%, respectively. The strongest submarket remains the 128/West market, which has an availability rate of nearly 8% and a vacancy rate of nearly 6%.
