Denise Geroir, leasing coordinator for Everest Partners LLC, represented the property owner in-house. Robert McGuire Sr., vice president at CB Richard Ellis/Whittier Partners, represented VelQuest.

VelQuest's lease, along with another recent 2,500-sf lease deal with the Reading Corp., which took over space formerly occupied by Body & Beyond, means that the nearly 54,000-sf building is now 100% occupied. Among the other tenants are Bil-Ray Homes, CBL Systems, Control Technologies, CorrTech and Camel Peripherals.

McGuire also represented Reading. Lease rates for these deals were not available, but the average asking rent for flex space in the area is approximately $9.50 per sf.
