The township's overall plan also calls for the creation of a downtown retail center. "The residential is going to spur the commercial," says township supervisor John Brennan. "The gist I'mgetting is they [developers] are chomping at the bit to get going."

The approval is the second of three required before construction can begin in Section 9, the square-mile area dubbed the Macomb Town Center. Two other developers--Anthony Lombardo and Antonio Evangelista--have already received the second approval from township officials.

Polaris Enterprises plans to build Macomb Town Center South, a 602-unit development west of Broughton Road featuring single-family homes, townhouses and "stacked ranch" condominiums. Township officials are anxious for private development to begin near the two public buildings, the township hall and recreation center, already operating south of 25 Mile Road along Broughton Road.

Lombardo's planned development is located nearest the fledgling government complex. His property is 142 acres in a rectangle-shaped parcel that runs from 24 Mile to 25 Mile roads, and from the township property line about one-quarter mile west. Polaris' property is adjacent to Lombardo's on the west. Lombardo also plans a variety of housing in that development--up to 600 homes--including some townhouses designed as "live-work" facilities.

The third proposed development was actually the first to gain approval. Evangelista's Pheasant Lake property is located on 41 acres near 25 Mile and Luchtman roads, northwest of the township hall and recreation center. Plans for that parcel include 150 residences, again of varied style.
