DEERFIELD BEACH, FL-Suddath Relocation Systems, based in Pompano Beach, has purchased a 10-acre tract of land here where it plans to relocate into a 120,000-sf build-to-suit warehouse facility.Ledds Enterprises of Sterling Heights, MI sold the property for nearly $2.1 million, or $208,690 an acre. The property is located at Northwest 48th Street at the Wiles Road Extension. Suddath Relocation Systems is relocating from 1400 S.W. 6th Court, Suite F.Suddath’s build-to-suit property has a 20,000-sf to 30,000-sf expansion capability. The estimated project cost is $9 million, according to Julie Cobb, president of the company’s Pompano Beach office.Suddath Relocation Systems plans to occupy its new building in March 2005. Stiles Construction Co. has begun building the warehouse. The new facility will provide 60% more space for the company before the expansion capabilities. “We’re going from 75,000 sf [in Pompano Beach] to 120,000 sf in Deerfield,” Cobb says. “We also lease here, and we’re going into our own facility.”Interest rates were a factor,” she says. “The bottom line is we waited about 10 years too long, based on the price of land down here. We need 10 acres, just because we have so many trucks to park. We need a truck scale. It’s kind of a unique business. We’re expanding our commercial warehousing, our logistics business.”Jeffrey Scott, senior vice president of brokerage for Brenner Real Estate Group, based in Fort Lauderdale, represented Ledds Enterprises in the land sale. Thomas Kates of Stiles Realty Co., also based in Fort Lauderdale, represented Suddath.The new facility will offer traditional residential moving services, household goods storage, logistics moving and storage, commercial and facilities moving, and full-service international moving. The company also is the representative in that area for United Van Lines, through which it will provide interstate household goods transportation. Suddath chose the new location because of its proximity to Interstate 95 and Florida’s Turnpike, according to Scott.Suddath Relocation Systems is a subsidiary of the Suddath Cos., a global transportation and relocation related services provider formed in 1919 and based in Jacksonville.
