CARLSBAD, CA-K2 Inc., the consumer products company that specializes in sporting goods, has inked a $13-million, 132-month lease with HG Fenton to occupy a 76,693-sf facility located in Carlsbad Corporate Center. The building will serve as the new corporate headquarters for K2, which is currently located at 2051 Palomar Airport Rd. here.K2 is planning to move into the HG Fenton facility this upcoming February, according to Mark Emerick of Grubb & Ellis/BRE Commercial, who worked on the recent transaction. Located at 5818 El Camino Real, the building is one of two facilities that comprise Carlsbad Corporate Center. The complex’s other property, which encompasses 73,480 sf, is currently 100% occupied by sole tenant Earth Products, which is a division of K2. Thus, the deal has “provided K2 with the ability to do a corporate campus and in a high-profile location,” Emerick tells GlobeSt.com. “This gave them single-tenant identity, in addition to the corporate campus feel.” Emerick, along with Grubb & Ellis/BRE colleagues Dennis Visser and Aric Stark, were responsible for the marketing of the Carlsbad Corporate Center facility on behalf of HG Fenton. At the same time, Emerick was in negotiations for an expansion of K2′s Palomar Airport Road location. “As time wore on and K2′s requirements grew, this building [at Carlsbad Corporate Center] became a better option for K2, as opposed to staying in their existing headquarters,” Emerick tells GlobeSt.com. “This just became a more attractive option, from the standpoint of identity, economics, image and location.” In the recent transaction, K2 was represented by Emerick. HG Fenton was represented by Emerick, Visser and Stark.
