Carter paid $236,111 per acre, or $5.42 per sf, for the 1.8 acres. A year ago Carter bought a 10-acre tract in the same location BMZ Partnership for $600,000 or $60,000 per acre ($1.38 per sf). "Prices are going up everywhere," Carter says. "This is an important parcel in our long-range plans."

He is assembling the dirt for a near-future development that hasn't been disclosed yet. The sellers of the 1.8-acre tract were Harold W. and Betty Jean Carver, and Carl L. Thompson Jr. The two parcels are located in the northeast quadrant of the intersection of the Goldenrod Road Extension and Narcoosee Road (County Road 15). Patrick Chisholm and Preston Hage with Maury L. Carter Associates represented the buyer.

In a second unrelated acquisition, Carter, as trustee of Carter-Titusville Land Trust, bought .47 acres for $320,000 in Brevard County, about 60 miles southeast of Downtown Orlando. The property is on the north side of Garden Street, west of Interstate 95 in Titusville. Laverne and Betty Cooper and Constance McAbee were the sellers. Hage and Chisholm negotiated for the buyer.
