John Lashar, Brian McKenzie and Jamey Lipscomb of Richards Barry Joyce & Partners represented Forest in the Trees, while EEC Systems was repped by JR McDonald and Cathy Minerly of Cushman and Wakefield. Vincent O'Neill, president of VinCo, notes that the single-story, fully air-conditioned flex building suits EEC's needs. "The building is well located with fast access to Route 495 and the Massachusetts Turnpike."
Lashar, a partner at Richards Barry Joyce & Partners says that the location and the fact that it is a relatively large free-standing building make the property a "very unique offering. EEC Systems was able to purchase a building that would be very difficult to duplicate given the location and access offered by 410 Forest."
According to Richards Barry Joyce & Partners' 2004 Mid-Year Review & Forecast, the Route 495 West flex submarket is comprised of 5.1 million sf. During the first half of 2004, the combined Route 495 Flex submarkets experienced 198,000 sf of positive absorption, lowering vacancy rates 1.2% to 17.2%. During that same period, the Greater Boston market for research and development/flex-type space experienced 104,000 sf of positive absorption, lowering the vacancy rate from 21.3% to 21%.
