BECO acquired the 14-structure portfolio for $55 million earlier this year and then gave the park its name. The loan is for a 10-year term with a 30-year amortization; competition to provide the financing was significant. "This is perhaps the largest financial transaction for commercial office space in Prince George's County in over a decade," says John. B. Levy, president of John B. Levy & Co.

BECO at Forbes carries the address of 4601 Presidents Dr. and sits right off the intersection of Route 50 and Martin Luther King Boulevard. The sprawling 45-acre property, divided into components, features six single-story office structures accounting for 147,000 sf; three single-story flex/R&D facilities totaling 110,400 sf; a 55,000-sf office structure; and four single-story office/R&D/distribution buildings totaling 288,000 sf.

The property is leased up to a 91% capacity, with such tenants as the Mid-Atlantic Association of Community Health Centers, the Society for Vascular Ultrasound and a United Way regional office. "The location, the strength of the project and the market made the deal extremely attractive," Levy notes, "and further demonstrates that well located and properly structured transactions are aggressively sought by lenders."
