Westgate City Center is located near the Glendale Arena and new Arizona Cardinals NFL Stadium. The $115-million first phase--known as the Village--is located to the immediate north of the main entrance of Glendale Arena, extending toward Glendale Avenue.

The Village will include 500,000 sf of mixed uses, including 280,000 sf of retail and entertainment space and 220,000 sf of loft office space. A 77,000-sf Loews Cineplex Entertainment 20-screen, 4,000-seat cinema will anchor the retail and entertainment core of the Village. The Ellman Cos. has tapped the Atlanta-based Trammell Crow Residential to build 378 apartments on the eastern boundary.

The loft office complex will be anchored by the corporate offices of the Phoenix Coyotes and Arizona Sting, which will become the first professional sports franchises to be headquartered in the West Valley. The Coyotes and Sting offices will include 25,000 sf for more than 80 employees.

"This is the first development of its kind in the region," says Jim Baeck, vice president of Development Design Group Inc., which designed the complex. "It's modeled from the new Urbanism design, but it's pushing the envelope with the sports venue. There will a lotof integrating the retail and entertainment into [the arena]."

Several tenants have signed on for the project, including Cold Stone Creamery, Sauce Bistro and Martini Ranch. The Village is set to open in October 2005. Total build-out for the 223-acre project is expected to take at least seven years. The locally based Perini Building Co. is the general contractor.
