The Buena Park, CA-based third-party logistics provider inked a 15-month lease with a payout of nearly $1.5 million, according to Bo Mills, a vice president with Trammell Crow Co. who brokered the deal along with his partner Mark Detmer. "This type of user traditionally doesn't sign long-term leases," Mill says. "The fact that they signed a 15-month deal was a win for the landlord."

The San Francisco-based Rreef Real Estate Investment Managers got the building in 2001 when it acquired the Boston-based Cabot Industrial Trust portfolio. "The building had been vacant for many years," Mills says.

Mills tells GlobeSt.com that the building attracts third-party logistics tenants because of its proximity to the nearby Gatorade manufacturing facility. "Because it's so close to the Gatorade facility, whoever has the contract to provide logistics for Gatorade usually wants to lease the building." He adds States Logistics Services will use the facility for overflow Gatorade storage. The building, which is located in the Southwest Valley submarket, is a front-load, bulk distribution facility of institutional quality built in 1998 by local developer Mack Co.

The Southwest Valley is one of the healthiest industrial markets, according to CB Richard Ellis Inc. At the end of the second quarter, the vacancy rate was just 8.6% and absorption pushed 758,000 sf for the three-month period.
