SAN DIEGO-CityMark’s newly proposed Little Italy project has moved one step closer to reality, as the San Diego-based residential developer has submitted an application to the Centre City Development Corp., in order to obtain a Centre City Development Permit for the project. Slated to rise at the intersection of Union and Beech streets in Little Italy, CityMark’s unnamed project is a bit of a departure from the firm’s previous developments. Up until this project, the firm had been concentrating on mid-rise projects, where the building heights were capping out at 90 ft. However, based on surrounding uses, the firm has decided to build a more vertical building at the Union and Beech site, as CityMark vice president Russ Haley has previously commented about the project. Designed by KMA Architecture & Engineering, the new CityMark project is slated to stand 11 stories high at completion. Recent design plans call for 89 condo units that will range in size from around 800 sf to 2,000 sf, with prices to vary from the $300,000s to the $700,000s. Approximately 30% of the condos will be studios and one bedrooms, with the remainder of the units to be designed as two-bedroom layouts or larger. In addition, the development will feature approximately 6,000 sf of retail space and three levels of underground parking. Construction is expected to kick off in fall 2005.
