The Ankeny, IA-based developer plans to construct a 30,000-sf build-to-suit facility for Oshkosh, WI-based McNeilus Truck & Manufacturing Co., which specializes in waste management products and services. The land tract is located at the northwest corner of 47th Avenue and Roosevelt Street. "This was an irregular piece of land--kind of triangular," says Jeff Hayes of NAI Horizon who represented MCO Properties. "It sits along Interstate 10 and the signage will be visible from the freeway."

Jeff Conrad and Allen Lowe, both with Lee & Associates Arizona's Phoenix office represented Murray, which sold the land after deciding not to build a facility upon it. Hayes tells GlobeSt.com that McNeilus Truck will use the new building as a repair facility. The company currently is leasing space at 2602 Lone Cactus Ave. Although the exact cost of the build-to-suit has not been determined, average costs for similar buildings are $55 per sf to $65 per sf, Hayes says.
