CARLSBAD, CA-Four years after further development of the Aviara Timeshares in the city was halted due to the terrorist attacks of September 2001, construction on the $6.5-million next phase of the project is currently under way. “Right now we are finishing up framing,” says Leon Camarda, an assistant project manager with Roel Construction Co., which is building this new stage, known as phase 5a, for developer Aviara RSRC Associates. Camarda tells GlobeSt.com that this phase is between 30% and 40% complete, with build-out slated for May 2005. Designed to encompass a total of 25,245 sf, the new phase of Aviara Timeshares will be comprised of two facilities upon completion. According to Camarda, one of the buildings will encompass around 13,000 sf, while the other will consist of approximately 12,000 sf. Both of the facilities are being constructed as wood-frame and stucco villas with three levels each and two units per floor. Each of the units, which have been designed as two-bedroom, two-bath layouts, will include a “lock-off” option. This “lock-off” feature allows the units to be split in two halves, with one bedroom on each side. As a result, it will make it feasible to have separate guests in one timeshare unit at the same time. Phase 5a will also include adjacent site work for Four Seasons Resort Club, which is where Aviara Timeshares is located. This newest phase of the project is rising on Kingfisher Lane. Springline Associates is the construction manager for phase 5a, while Roel representatives include Wayne Hickey as project executive, Ben Briggs as senior project manager and Craig White as superintendent.
