According to Fairfax County records, the current assessed value of the property is just over $6.5 million. WRIT secured the funds for the purchase via an existing line of credit. Developed in the late 1960s on a two-acre parcel near the intersection of I-495 and I-66, 8301 Arlington Blvd. is a five-story structure that sits less than half-a-mile from regional medical center Inova Fairfax Hospital.

The building is currently 90% percent occupied, predominantly by medical office tenants, as well as such medical establishments as the Healthsouth Sports Medicine & Rehabilitation Center. For WRIT, 8301 Arlington increases its total medical office property holdings near Inova Fairfax to six, and its total medical office building portfolio to seven.
