According to Trammell Crow Co.'s most recent statistics, the overall availability rate in Waltham is still at a high of 35%. Average asking rent for office space in the area is at about $22 per sf. Spaulding & Slye Colliers' mid-year report indicates that while the market is showing signs of stabilization availability rates won't come down significantly until there is a surge in the overall job growth. The report predicts that the market will probably not see rent increases over the next six to 12 months.
