SEATTLE-Locally based developer Clise Properties predicts a fall 2005 groundbreaking for its latest project, a 31-story office and residential tower. Slated for Seventh Avenue between Westlake Avenue and Lenora Street, the building will include 230,000 sf of office space topped by 170 luxury condominiums.As planned, floors 5-17 would be office space and floors 18-31 would be residential. The first floor would contain 11,000 sf of retail space, the second and third floors would be parking for the residential tower and the fourth floor would be the lobby for the office portion of the building. Parking for the office portion would be underground.The company expects to obtain its Master Use Permit in January 2005 and have building permits in hand by the end of September, when construction is slated to start. Project completion is predicted for December 2007. Michael Whalen and Associates and Sclater Partners are the architects. Clise is collaborating with the Murray Franklyn Family of Companies on the residential portion of the project. Stuart Williams and Jeff Durrell of Pacific Real Estate Partners have the office leasing assignment. Neither the brokers nor developer Al Clise were immediately available Thursday afternoon for further comment. Founded in 1889, Clise Properties owns and manages more than 3 million sf of real estate in the Downtown Seattle area. Its commercial office properties include the Securities Building, Westin Building, Denny Building, Sixth & Lenora Building and 1700 Seventh Avenue.
