The Dulles, VA-based developer and manufacturer of rocket systems needs more space than it currently has just down the street at 3380 S. Price Rd., says Karsten Peterson, a senior vice president with Trammell Crow Co. Orbital Sciences chose the building because of its proximity to its current location," he says. Move-in is planned for November.

The 18-month deal has a payout of $1.5 million to Americredit, which will continue to occupy the first and second floors of the three-story, 153,494-sf building, which was built in 2002. Americredit has a 10-year lease for the entire building, according toPeterson, who represented Americredit in the deal along with Dave Seeger, Mark Gustin and King White. Orbital Sciences' terms were brokered by CB Richard Ellis Inc.

Peterson tells GlobeSt.com that he and the Trammell Crow team began marketing the Americredit space in April. "Orbital Sciences was immediately interested, but it just took us this long (to work things out," he says.
