The telecommunications company leased 12,982 sf for 10 years. The total deal is worth $2 million to the building owner, Woodland Hills, CA-based Adler Realty Investments, according to Todd Noel of Trammell Crow Co., who represented Adler along with Don Mudd, John Bonnell and Jason Moore.

"Brinkster is moving to Arizona because of the reliability of power and the lack of natural disasters," says Jonathan Keyser of Cresa Partners, the tenant's rep. "They were having too much down time in Virginia and it was affecting their business so they decided to move."

Keyser tells GlobeSt.com that Brinkster searched for several months before deciding on 2600 Central Ave., a 323,607-sf office tower built in 1982. "The space is a good fit because it combines data center space with executive offices," he says. The data center space was fully built out with millions of dollars of infrastructure from the previous tenant, Cable & Wireless, which went under, according to Keyser.

The building, acquired by Adler just two months ago from Starwood Capital Group, is 45% occupied. Adler recently put the building through a significant capital improvement program to attract technology tenants. The building offers multiple power grids, redundant HVAC and two on-site generators, Noel says. "Brinkster is Adler's first large deal since they bought the building," he explains.
