MEDFORD, MA-Less than two years after acquiring a 16-acre parcel around Wellington Circle, National Development prepares to break ground on what will be a one-million-sf mixed–use development that will include housing, retail and commercial space as well as a hotel. The project is being touted as one of those that is in line with the Romney administration's "smart growth" initiative which encourages transit-oriented development with the aim of controlling urban sprawl. Station Landing, as it will be called, is being built around the MBTA Orange Line at Wellington Circle and an overhead tram will connect right into the site.
The project at full build out will include 650 residential units, 100,000 sf of retail space, a 190-room hotel, 165,000 sf of office space and 1,350-car parking garage. The first phase involves constructing two buildings that total 292 apartments and 67,000 sf of ground-floor retail as well as creating a Main Street that will run through the project. "We are creating a new urban community," Ted Tye, managing partner for National Development, tells GlobeSt.com. "This is a live/work/play 24-hour kind of thing."
The second phase involves two 12-story condominium towers. Currently on the property is an existing office building which will be incorporated into the final layout of the project.
The property was the site of scattered retail stores until the 1980s when it was bought by a developer who attempted to build an office park. After constructing one 165,000-sf office building the project was abandoned when it coincided with the recent downturn in the office market. In December 2003 National Development stepped in and proposed transforming the site into an urban community. The company worked closely with the city to get the property rezoned.
