Jenkins Row will have a Pennsylvania Ave. address where it will sit between the US Capitol and the Anacostia River. In addition to the residences, the four-story structure will feature a highly coveted 47,000-sf Harris Teeter grocery store, as well as 5,000 sf of additional ground-level retail space. JPI worked closely with neighborhood residents to assure the development of an aesthetically appropriate property with desirable features that can also benefit the neighborhood, such as a popular market.

"The new Harris Teeter will be the first full-service grocery store to open in Capitol Hill in many years and is expected to spur future development reaching to the Anacostia River," JPI chairman and CEOO Frank Miller II notes. There will also be a two-level subterranean garage facility to complement the 40 spaces of surface parking at the site.

JPI could be starting a new trend with Jenkins Row. "The project is in an outstanding area which is currently underserved by new development," JPI senior vice president Greg Lamb tells GlobeSt.com. "There has been a focus on development in Penn Quarter and in other parts of the city but here, there hasn't been much built during the development boom.
