The single-story facility is rail-served and has 47,000 sf of refrigerated space. "We looked around for six months before DiMare leased this space," says Doug Nicholson, a senior vice president with Grubb & Ellis Co., who represented DiMare Fresh in the deal. "There's just not a lot of refrigerated space in Houston…usually if you need ityou just build it yourself because of the specific criteria."

However, the 23-year-old facility suits DiMare Fresh just fine, Nicholson says. In addition to the rail service and refrigerated space, the dock-high facility's parking lot can hold 25 trucks and has a loading capacity of 100 trailers. First Industrial Realty Trust Inc. of Chicago, represented by in-house broker Brock Wilson, owns the building.

Nicholson tells GlobeSt.com that the facility's location was important as well. It is centrally located in Houston with access to the highway system, allowing DiMare Fresh to offer a 250-mile distribution radius.

Average rental rates for distribution space range from $4 per sf to $5 per sf. However, given the demand for refrigerated space and the dearth of inventory, buildings that are often freezers and coolers command a premium, Nicholson says.
