About 400 state employees will work at Boji Tower. The state hasn't yet determined which departments will go in each building. The Gentilozzi building will house about 200 state workers.
The current Community Health Department workplace at 3423 N. Martin Luther King Jr. Blvd. will be renovated, and the state's Military and Veterans Affairs Department will move into that building. The cost of the renovation wasn't immediately available.
The leases will last for 21 years and include several incentives that will benefit the state. For example, the landlords have agreed to pay $8 per sf to the state to cover moving expenses, and each lease includes a year of free rent.
The Gentilozzi building also houses the Michigania retail shop on the first floor. The building will be full once the state moves in. The Boji Tower also will house the Dykema Gossett law firm on the eighth and ninth floors, and the Majority restaurant and a Standard Federal Bank branch on the ground floor. The state's lease fills the building to capacity, but Boji Group's John Truscott says it's possible to add three more floors to the building.
"We hope this move is going to create more foot traffic for the restaurant on the first floor," Truscott says.
