The company, a tenant since 1996, now has a total of 66,000 sf. Wacoal previously occupied the entire ninth, 10th and 15th floors of the 272,000-sf 136 Madison Ave., comprising 49,500 sf of space. While the firm's existing lease was due to expire in 2007, it also required additional space for its growing business. Wacoal now is able to expand its presence by taking the entire 14th floor of the property. Floorplates in the site range from 16,500 on the upper levels of the 17-story site and 18,500 sf on the lower floors.

The CB Richard Ellis team of Richard Karson, James Robbins and Harly Stevens repped Wacoal. GVA Williams' Michael Cohen and Christel Engel represented the landlord Jerry Cohen.

"After thoroughly reviewing several alternatives, we concluded that the most economically viable solution for Wacoal was to extend its lease commitment and expand within the property," says Karson. "The deal provided our client with excellent economics throughout the term of the lease and at the same time avoid the capital-intensive and disruptive process of relocating to new premises," adds Robbins. Other tenants include Donna Karan and Skanska USA Building. Though financial specifics of the transaction were not available, office space in the site is currently advertised at $28 per sf.
