Boston Freight Terminals has been a tenant of EconomicDevelopment Industrial Corp., a subsidiary of the BRA which ownsthe industrial park, for approximately 11 years. The proposal fromBoston Freight involves 6 Harbor St., where Boston Freightcurrently leases both floors of the two story building. BostonFreight only occupies the first floor and the Toys for Tots programoccupies a small portion of the second floor. The balance of thesecond floor is vacant and not useable as the building is in needof significant capital improvements.

Six Drydock Ave. is a multi-tenanted building under the controlof EDIC. British Airways is the largest tenant occupying more thantwo-thirds of the building and the balance is divided into fouroffice suites. Three of the office suites are vacant, and one isoccupied by BOC International Inc. Ten Drydock Ave. is amulti-tenanted building also under the control of EDIC. Thebuilding's tenants include: First Trade Union Bank, theCarpenter'sUnion and EDIC BMIP Administrative offices. The building wasrenovated by EDIC in 1980.

The project involves building the cargo transportation facilityin two phases. The first phase is the demolition of the two DrydockAvenue buildings and constructing a 170,000 sf mixed-use cargocenter. The second phase involves the demolition of 6 Harbor St.and the construction of a 135,000 sf space for additional mixed-usecargo center capacity.
