46,000-SF Office Gem Generates $8M for Seller

RESTON, VA-Lake Anne Professional Building has come under new ownership in a recent transaction involving nearly $7.7 million. With the assistance of Transwestern Commercial Services’ Asset Investment Sales Group, Atlantic Realty Co. sold the 46,000-sf office property to an entity operating under the name 11484 Washington Plaza LLC.

Transwestern’s Andy Stape, Bob Filley, Joe Friedman and Wes Scott were the sole brokers involved in the transaction. The deal was a significant one in that, as Friedman tells GlobeSt.com, “the building sold for an approximately 6.5% cap-rate, which is what buildings in Downtown Washington, DC are getting.”
