SAN DIEGO-Montgomery Field Associates LP paid $13.9 million for Montgomery Field Business Park, a 168,049-sf mixed-use property that has recently seen significant tenant improvements. Montgomery Field LLC was the seller of the property, which is a four-building office/retail project located at 8525-8665 Gibbs Drive and 8690 Aero Drive.The property is 100% leased and counts among its tenants UCSD, County of San Diego Alternate Public Defenders, Tristar Risk Management, First National Home Finance, Court Reporting Institute and the FAA Regional Headquarters. Two other tenants, DebtWave Credit Counseling Inc. and Western Sierra Law School recently received major tenant improvements, which included the demolition of their existing spaces followed by complete renovations. Burger Construction led the improvement project, with the project team led by project manager Bob Knight with Gerard Schultz as superintendent. Cori Armstrong of Meissner-Jacquet oversaw the project and Tara Norton of Cooper Roberts Bennett was the architect. Steve Rowland, Richard Gonor, Tony Russell and Bill Cavanagh with Grubb & Ellis|BRE Commercial represented both parties. Cornerstone Property Management, who performed due diligence for the buyer, will also manage the property. Built on two separate parcels totaling 5.82 acres, the project is located at the entrance of Montgomery Field Airport. The 8665 Drive and 8690 Aero Drive buildings were built in 1978, while the 8525 and 9575 Gibbs Drive buildings followed in 1985.
