Development Group Plans Townhouse Project in Dania Beach

DANIA BEACH, FL-Villas at Oak Hammock LLC plans to develop Villas at Oak Hammock, a garden-style town house community here. The 2.5-acre project, to be developed at 5353 S.W. 40th Ave., across the street from Maimonides Elementary School, will have 27 units in five two-story buildings.The three floor plans range in size from 1,852 sf to 1,925 sf. Three- and four-bedroom units will be priced from the low $300,000s to the low $400,000s. The sellout value is $9 million. Trust Investment Realty is handling sales.One of developers of Villas at Oak Hammock–Jose Saal–also is developing 3030 Aventura, a 45-unit, seven-story, high-end boutique condominium community scheduled to break ground early next year and be completed in early 2006 in Aventura. The other developers of that project are Mark Rousso and Lauris Boulanger. The other Villas developers were not disclosed.The demolition of two of three homes on the Villas site is under way, and the developers are keeping the third home as its sales center, which is scheduled to open this week. The project’s groundbreaking is planned for January or February, and completion is set for September or October 2005.The project, whose architect is Synalovski, Gutierrez, Romanik Architects Inc., will have a landscaped, gated entry with a decorative concrete wall and a community pool. Units will include paver driveways and walkways, wood privacy fencing, hurricane shutters, a garage, and a washer and dryer. The first and second floors will have concrete block and stucco construction.
