MIAMI-Suffolk Construction Co. has broken ground on Latitude on the River, a project to consist of a 44-story, 452-unit residential tower, a retail building and a 231,000-sf, class A office condominium building planned for Brickell Village.Boston-based developer EA Fish Associates, known for its waterfront projects, is developing Latitude on the River in association with Reilly Development Inc. The property consists of 2.3 acres at 615 S.W. 2nd Ave., next to the Miami River–a track EA Fish bought from the Brickell family this summer for $7.5 million. The luxury property is expected to be completed in early 2007. The development’s architect is Arquitectonica.Steven Gelb, a partner with EA Fish Associates, says the project has been well-received. “We have enjoyed a fantastic response to date, and the start of construction should drive sales even further. Buyers are always encouraged when they see their building going up.” He adds: “We are extremely pleased that everything is progressing according to schedule. We strive to stay on pace, and we are right where we expected to be at this time.”The Latitude residences range in size from 800 sf to 1,700 sf and are priced from the $190,000s–a little higher than the originally planned starting price of $170,000–to the $600,000s. They will include river flats, tower units and penthouses in studios, one-, two- and three-bedroom units. Cervera Real Estate is the exclusive residence brokerage. Latitude on the River’s amenities will include a café at the edge of the river, a 35-foot-high View Promenade along the entire ground floor of the property, a walk-in pool, yoga room and Tai Chi meditation garden, a home theater and a billiards room.Cushman & Wakefield is the exclusive broker for Latitude One, the 23-story commercial tower. Darryl Robinson and Peter Harrison will lead sales office condos.
