ALBUQUERQUE, NM-Developer Opus West of Phoenix recently broke ground here for a 64,000-sf building that is two-thirds preleased. The building will rise within Journal Center II, an 86-acre business park off Interstate 25 and Paseo del Norte. The two-story building will sit at the northwest corner of Masthead and Tiburon and will be anchored by a division of Thomson West and its publicly traded parent, the Thomson Corp. Thomson West has committed to lease about 40,000 sf to expand Thomson Elite, a software and services company that includes product development, sales, training and technical support and consulting.Opus West Construction Corp. and Opus Architects & Engineers will serve as general contractor and architect for the new Journal Center II building. Project completion is expected by mid-2005. The remaining 22,000 sf of space within the building is available for lease through Scott Throckmorton of Argus Investment Realty.The project is Opus’ second at Journal Center II and its third in New Mexico, but is the first project in the state that it owns. The building site is adjacent to the 160,000-sf Department of Interior, which in November 2003 became Opus West’s first completed project in New Mexico. Earlier this year, Opus West completed its second Albuquerque project, the Bureau of Indian Affairs, a 146,000-sf building located on 40 acres at the northeast corner of 12th Street and Indian School, just off of I-40.
