The project is estimated to cost about $5 million, according to City of Woodbury officials. The firm is owned by the Weschcke Family Partnership headed by founder Carl Llewellyn and his wife, Sandra. It has about 100 employees and sales of $16.5 million last year.
The facility will be an office, warehouse, manufacturing facility as part of the Wooddale Business Center. The partnership will lease the facility to Llewellyn Worldwide, which is owned by members of the partnership. Llewellyn, which has a long history in St. Paul, wanted to combine its warehouse, which is in St. Paul's Midway area, with its office and manufacturing facility, which now is on Wabasha just across the Mississippi River from Downtown St. Paul. Also, the company's current landowner, Minneapolis-based Sherman Associates, wants to redevelop the Wabasha Street property into multifamily housing units.
In 2002, the City of Woodbury approved tax increment financing for United Properties, the Bloomington-based commercial real estate firm that had proposed to build a 100,000-sf manufacturing/office/warehouse building. But United wanted to wait until they had a major tenant before they would begin construction, especially with the industrial market sector in a slump. The Weschcke Family Partnership has agreed to buy the site from United.
Only about seven acres of the 19-acre site is developable as it has several high quality wetlands and large stands of mature trees. As a result, the building is limited to no more than 100,000 sf, or 12% of the site. On a typical industrial site the city would allow up to 35% building coverage. Groundbreaking is scheduled for later this month and the company expects to move into the new building in July.
