The estate-planning company will move from the Greenway Plaza area to its new digs in Westchase in January, says Jay Kyle, a vice president with Colliers International who represented National Estate Planning in the transaction. Kristen Rabel and Steve Rocher of Grubb & Ellis Co. represented the building owner, Houston-based BMS Management.
Kyle acknowledges that the Greenway Plaza and Westchase are very different submarkets. "NationalEstate was looking for a better location that was closer to home for its employees, and they wanted toupgrade their image," Kyle says. "And, Westchase is not as congested as the Greenway Plaza area."
Kyle tells GlobeSt.com that National Estate Planning had many options to choose from but the rental rateand quality of the six-story building at 3100 S. Gessner was the best fit. The 135,000-sf building,which was built in 1981, leases for about $14.50 per sf full-service. Renovated in 2002, the building isnow 80% leased.
