Houston-based Moody Rambin Interests is staying in place to lease the 144,231-sf building although it turned over management reins. Moody Rambin did not return telephone calls for comment prior to publication time.
Lennar Partners Inc. has owned the building since 2001. "We have a close working relationship with Lennar," says Doug Little, executive vice president at PM Realty Group. "We handle most of their buildings across the US."
Built in 1970, the building is located near the Southwest Freeway within minutes of the 610 Loop and the Galleria. It is 85% leased to tenants like Merrill Lynch, Mutual of New York and Sirius Solutions.
Little tells GlobeSt.com that PM Realty Group is in the midst of completing a $3-million construction project on 3700 Buffalo Speedway. "When the building was renovated in 1991 the brick façade was put on incorrectly," he says, "and we have been working on putting on a new brick façade." PM Realty's Rhonda Huff, assistant vice president and general manager, has been assigned to the oversee the project and property services.
