When Crossroads@95 reaches its ultimate completion, which is expected to be in about 10 years, it will feature 2.5 million sf of R&D/flex/office space, 2.5 million sf of manufacturing space, and 500,000 sf of retail space. While a developer for the retail portion has not yet been announced, it is rumored that MIE will be assigned that project as well. One concept or another has been envisioned for the sprawling 1,000-acre site over the years, including a Nascar race track. AV Williams has been in possession of the massive parcel of land since the 1950s, having begun accumulation piece by piece in the 1930s.

Baltimore Crossroads@95 is expected to create about 15,000 new high-level jobs in the area over the years--developers envision the community being home to such advanced companies as high-technology and biotechnology firms--so both local and state officials have been eager to accommodate the project's development. Baltimore County and the state have joined forces to build a $60-million extension to MD Route 43, an endeavor that will facilitate easy local and long-distance access to and from the development.

"The eastern Baltimore County business corridor is home to a diverse business community," says David S. Iannucci, Baltimore County Economic Development director. "More than $800 million in recent private, state and county funding encourages the development of this area as an employment intensive center. Baltimore Crossroads@95 will certainly be a major catalyst for this growth." The first stages of construction of Baltimore Crossraods@95 are on schedule to get under way in early 2006.
