Dennis Friedrich, Jeremiah Larkin, and David Cheikin handled the transaction for Brookfield. American Express was self-represented.
Brookfield owns 100% of One and Two World Financial Center and 51% of Three and Four World Financial Center. The 52-story building is one of the four granite and glass office towers within the eight-million-sf World Financial Center, the landmark complex designed by Cesar Pelli. It features large floor plates, Hudson River views and is adjacent to the Winter Garden.
Earlier this year, Morgan & Finnegan signed a 20-year lease for two full floors--just more than 100,000 sf--at the site. It was the first major law firm to relocate from Midtown to Downtown since Sept. 11 and one of a handful of firms that returned after long-term occupancy in Midtown.
Last week during CB Richard Ellis' Downtown Forecast, Mary Ann Tighe, the firm's tri-state region CEO, noted that she expected more deals over 100,000 sf to be completed in Lower Manhattan simply due to the fact that such large blocks are becoming rare in Midtown.
