Desert Troon Cos. will develop and own the two buildings, Perimeter Parkview Corporate Center and Perimeter Gateway 101, while Charles W. Hall III and Peter Menna with Grubb & Ellis/BRE Commercial LLC will market the properties. "There are already several very good candidates for the space," Hall tells GlobeSt.com. "No leases have been signed yet, but we are in early negotiations for blocks in both buildings."

Perimeter Parkview Corporate Center is a 100,000-sf, two-story office building with sub-level parking located along Hartford Drive just east of Perimeter Drive. It is located on an 11-acre site that is suitable for an additional 100,000 sf of development, Hall says.

Perimeter Gateway 101, which is an 80,000-sf, two-story office building with sub-level parking, is part of a three-building campus situated on 18 acres at the northwest corner of the Pima Freeway or Loop 101 and Bell Road. The campus has one building fully leased to DHL Cos. and the other one, which is still under construction, is pre-leased to Centex Homes.

Hall says office space will lease for $25 per sf and up. The buildings will be ready to occupy in early 2006. Phoenix-based Butler Design Group Architects & Planners designed the structures.
