The local kidney disease management company has purchased a 20,000-sf office condominium at 2149 E. Warner Rd. in the East Valley for its corporate headquarters and a dialysis facility. The office condo, located within Warner Century Plaza, was sold by Mesa-based Utaz Development Corp. The institute already has a medical office in the plaza.
Southwest Kidney Institute CEO Jeff Weintraub says finish-out has begun on the office condo to set up a move in March. About 10,000 sf of the office condo will be dedicated to administrative offices and the other half will house home dialysis and hemo-dialysis facilities. Currently, Southwest Kidney Institute's administrative offices are housed in 5,000 sf at Stapley Center at 1640 S. Stapley Dr.
In another transaction across town, Southwest Kidney Institute acquired 1.1 acres at 343 E. Coronado St. near the Good Samaritan Hospital in Phoenix from Nashville-based Renal Care Group. The company will build a 20,000-sf dialysis service center on the land. Weintraub tells GlobeSt.com that the plan calls for medical offices on the second floor and 24 hemo-dialysis stations on the first floor. The institute has submitted site plans to the city and hopes to break ground on the building early next year.
Weintraub says Southwest Kidney Institute is growing rapidly. The company was established in October 2003 when Arizona Nephrology Associates and Ana Ventures, kidney disease company, merged. The merged operation opened its first dialysis center last July.
Southwest Kidney Institute is the only nephrology company in Phoenix that is owned by physicians. The physicians take on the risk of financing the expansion using debt, Weintraub says. The Institute was assisted in the transactions by Trammell Crow Co.'s Phoenix brokers Karsten Peterson, Dave Seeger and Mark Gustin.
