The project is located at Price and Frye Roads at the intersection of the San Tan (Loop 202) and Price Road (Loop 101) Freeways. "This is our first project in Chandler," says Alan Gillespie, vice president of McShane Corp. "We think this area in particular is a hot area because its the technology corridor. We're looking to feed off the suppliers that are working with the major companies like Intel, Motorla and Iridium--all of them are within a mile or two of this site."

Gillespie tells GlobeSt.com that McShane plans to break ground on the second phase of the park, which is a 106,570-sf industrial building, as soon as the first phase is 50% leased. He estimates the total cost for the four building park will reach $20 million.

"We've got some pretty good activity because it's just a great location with the convergence of two major freeways," Gillespie says. "We've got three proposals out right now ranging from 85,000 sf and smaller."

The larger building is leasing for $6.84 per sf with a $7 per sf tenant improvement allowance. The two smaller buildings are leasing for $8.64 per sf with a $12.50 per sf TI allowance.

The buildings, designed for general industrial, light manufacturing/assembly and high-end distribution users, were developed in conjunction with MetLife. The Phoenix office of McShane Construction Corp. provided the design/build services for the first phase while Patrick Hayes Architecture served as project architect. Pete Wentis and Kevin Cosca with CB Richard Ellis Inc. in Phoenix are marketing the park.
