McShane Wraps Up First Phase of Spec Development

CHANDLER, AZ-The finishing touches go on the lead-off play for McShane Chandler Industrial Park. The initial building wave delivers three buildings, ranging from 57,450 sf to 85,400 sf. The build-out cost for the 24.5-acre park is projected at $20 million.

CHANDLER, AZ-The first phase of McShane Chandler Industrial Park is now ready for occupancy. The developer, McShane Corp., has just delivered a 142,850-sf, three-building industrial project on 24.5 acres.

The project is located at Price and Frye Roads at the intersection of the San Tan (Loop 202) and Price Road (Loop 101) Freeways. “This is our first project in Chandler,” says Alan Gillespie, vice president of McShane Corp. “We think this area in particular is a hot area because its the technology corridor. We’re looking to feed off the suppliers that are working with the major companies like Intel, Motorla and Iridium–all of them are within a mile or two of this site.”

Gillespie tells GlobeSt.com that McShane plans to break ground on the second phase of the park, which is a 106,570-sf industrial building, as soon as the first phase is 50% leased. He estimates the total cost for the four building park will reach $20 million.
