The information technology services company has subleased the space from Spherion for the remaining lease term of one year, says Angela Denton, director of investor relations for Systems Evolution Inc. "The new space is actually less expensive and more economical than the old space," she says.

The company plans to work directly with building owner, Dallas-based Granite Properties Inc., to renew the lease. The asking price for One Westchase Center is $19 per sf.

Systems Evolution Inc. moved from about 2,500 sf of class C office space at 10707 Corporate Dr. in Stafford, where it was housed for more than 10 years, according to Denton. The company moved into One Westchase Center earlier this month. Julie King, a senior director with Cresa Partners Houston represented Systems Evolution in the sublease.

Denton tells GlobeSt.com that the company has been growing rapidly since it went public in fall 2003 and the new space, which is right in the heart of the technology and energy corridor, fits their needs on many levels. Built in 1982, One Westchase Center is a 466,025-sf, class B building that is about 80% occupied.

One of the amenities in the building is a facility that can accommodate 150 people. "We do a lot of training, and it's great that Granite has a space where we can do that," Denton says. Plus, Systems Evolution needs a lot of meeting space and the new space offers three large conference rooms.

Moreover, the quality and the location of the building also are important. "It's a lot easier to recruit people when you're in this area," Denton says. "The new building brings the image of the company up."
