The land sale was recently endorsed by the community development commission. LINK Unlimited is hoping to break ground on the 7,200-sf, one-story building, in March.

LINK Unlimited serves 255 students from 38 high schools, and has helped 1,250 during its 38-year tenure, according to department of planning and development project manager Kristin Groce. The organization has raised $1.2 million for the project as well as for its services and has $3.8 million in pledges.

The vacant parcel across the street from the Chicago Housing Authority's Hilliard Homes will be improved with a building that will have a 50% "green roof," 10 offices and a 2,400-sf conference room, Groce adds.

"By moving to a more centrally located area, we can be more effective," says LINK Unlimited executive director Virgil J. Jones Jr. Students come from the West and North sides as well as the South Side, he notes.

The site was appraised at $1.2 million if there were no restrictions on its development, Groce says, but the value is reduced by 20% by requirements that include only a one-story building for the next 10 years. Nonetheless, the land write-down equates to 32% of LINK Unlimited's development costs.
