A portion of a site was once slated for a new Minnesota Vikings stadium. Aveda will lease the facility from CSM for 15 years with options to extend. The building features ceiling clear heights of 36 feet, a 12,000-sf storage area, 19 loading docks and 11,000 sf of office space.

The project was designed to accommodate Aveda's philosophy of environmental sustainability, according to CSM officials. This includes an environmentally friendly roof, carpet and floor tile made from recycled materials, wood products certified not to have come from old growth forests, energy efficient lighting and heating ventilating and air conditioning systems and other considerations.

CSM is planning to build more than 850,000 sf at the 140-acre Lexington Preserve over the next five to seven years. The Aveda project will be helped by $1 million in tax increment financing from the city of Blaine.

Jim De Pietro and John Ryden, brokers in the Bloomington, MN, office of CB Richard Ellis, represent CSM in marketing the business park sites. Blaine officials haven't given up on their attempt to build a stadium, and the Aveda expansion doesn't exclude the stadium.
