Jan Gradle will open doors at the 2005 start at 1075 S. Idaho Rd. "Gradle didn't feel that the needs of the community were being met," says Devpal Gupta, head of Equis Corp.'s Phoenix office.
Gupta, who brokered the deal with Equis' Steven Ashhurst, tells GlobeSt.com that Apache Junction is experiencing a lot of residential growth, but does not offer a lot of office space. "The space that is available is leased up quickly," says the tenant's broker.
Apache Junction Pediatrics' space is similar to an office condo, Gupta says. The 20,000-sf, single-story building was built on a speculative basis by Coldwell Banker Success Realty of Phoenix. The just-finished building is now about 50% leased while its one-year-old sister building, 18,000 sf, is fully occupied. The buildings' quoted rents run from $18 per sf to $20 per sf, full service. Coldwell Banker Success Realty's in-house broker Barbara Schultz negotiated its terms.
