Ross Foldetta, vice president of the Woodlands-based AB Enterprises who represented Martin-McLean, says the firm decided to relocate because one of its key engineering executives returned to his native state, buying a home in the Woodlands for his family. "It's not every day that you hear about a company following an employee," he admits. However, he explains the company owners also were looking to make a change, with most of the relocating team buying residences in the Woodlands.

"The Miller Brewing facility was very attractive because it is only 20 minutes away from the doorsteps in the Woodlands," Foldetta says about 101 Longview Dr. in Conroe. "Plus, it allows for expansion."

Built in the late 1970s, the building is situated on eight acres. Foldetta says the facility meets Martin-McLean's needs perfectly--a good thing since there is not a lot of large warehouses in the Woodlands and Conroe area. "We looked at build-to-suits, but price and timing was an issue," he says. He points out that a build-to-suit for half thesize would cost the same amount as the Miller Brewing facility.

According to Swanson, new industrial product in Conroe leases for about $6 per sf per year. Martin-McLean will move into the structure in January 2005. It has been vacant since a Miller Brewing distributor closed its doors more than a year ago. MBC Acquisitions was represented by Will Swanson, Chris Caudill and Joel Michael of NAI Houston.
