SEATTLE-On behalf of the property owners, locally based Lorig Associates LLC has requested a rezone of the Vitamilk Dairy properties on the east side of Greenlake. Lorig is seeking a rezone from commercial to mixed use in order to redevelop the approximately three-acre property with residential-over-retail buildings.The rezone from commercial to mixed-use zoning would increase the height limit from 40 feet to 65 feet and allow for five stories of residential over a retail base. Lorig Associates’ Tom Bartholomew tells GlobeSt.com, “We are barely wading into the planning process,” but the early indication is that the site could hold approximately 250 housing units. The amount of retail space that that could be supported has not yet been determined, he says. Parking would be underground.The project is located at the center of a residential urban village, which is designated by the city’s neighborhood plan for higher density development. Bartholomew says that over the next four to six months Lorig will work with a committee of the Green Lake Community Council to establish a set of conditions that will be incorporated into the rezone documents and guide the future development of the site. Vitamilk shuttered its Greenlake operation in August 2003. The family owned and operated dairy produced and distributed milk and ice cream from the location for more than 60 years. One of the owners is Daryl Vander Pol, whose father-in-law started the business. The rezone process, which culminates in a vote of the city council, is expected to take six to eight months. Bartholomew says actual construction is not expected to begin until late 2006 and will be completed in phases over several years’ time.
