The third-party logistics provider outgrew the 180,000 sf of industrial space at 4800 Blaffer St. where it has its corporate headquarters, says Tyndall Yapp of Grubb & Ellis Inc., who represented Westwind along with Thad Hickman and Jay Jenckes. "They've had an increase in business and needed to expand by 40,000 to 50,000 sf," Yapp says. He adds that finding space was not a challenge at all. "There's a ton of space on the east side."
Yapp tells GlobeSt.com that Westwind was looking for space that would be close to its current headquarters. "We had a lot of comparable economic deals, but location really drove this deal more than anything else," he says. And, the 157,500-sf building at 4411Darien St. was a "perfect fit" because of its location, he adds.
The lease brings the 1980s-era building to 100% occupancy, according to Yapp. The building owner, St. Paul Properties, was represented by Darryl Noon, senior vice president of Transwestern Commercial Services. According to Yapp, similar warehouse space leases for $3.12 per sf to $3.24 per sf.
