The plan commission recommended 10 parcels be added to the Irving Park/Kedzie redevelopment plan. Another nine on the southeast corner of the intersection already were targeted. The first step, according to department of planning and development officials, will be to get appraisals of the property to determine the corner's feasibility for redevelopment.
A 70-year-old, 8,900-sf building at the northwest corner has been vacant for four years, according to department of planning and development officials. Further north on Kedzie Avenue, a restaurant is open on weekends only. Continuing on Kedzie Avenue, the block includes an auto lot, vacant building and four-story storage building with some office space, officials report.
Redevelopment is a hot topic in the Irving Park neighborhood, reports Christina Butler of 33rd Ward Alderman Richard F. Mell's office. "The community's on the alderman's tail to get something done," she says.
The area is zoned B3-1, community shopping district, which would allow for a low-density mixed-use development with ground-floor retail space. The area is on two Chicago Transit Authority bus lines, and within one mile of either the Blue and Brown rapid transit lines.
