The home-health pediatrics provider, which has been in business for 13 years, is relocating its administrative offices from 5,000 sf at 8323 Southwest Freeway. "About 8,000 sf of the new building will be administrative offices while the rest will be used for outpatient rehabilitation," says Bobbie Bozarth, vice president of Axis Property Advisors, who represented MedCare Professional Group in the transaction.

Bozarth tells GlobeSt.com that MedCare evaluated several existing office facilities in Westchase and the Sugar Land area, but it made more sense to do a build-to-suit. Once the decision was made to move forward with a build-to-suit, two to three parcels ofland made the final cut, she says.

"This (piece of land) seemed to make the most sense based on location, accessibility and price," Bozarth says. She adds similar parcels in the same area have sold for $5 per sf to $12 per sf. The land was sold by the Grove Towne Center-Texas Ltd., which was represented by John Tobin of Houston-based Stan Creech Properties.

The building is being designed by the Houston team of the San Francisco-based Gensler Architecture, Design & Planning Worldwide. Houston-based EE Reed Construction Co. has been tapped as general contractor. MedCare will break ground on the facility in early 2005 and will move in by midyear 2005.
