HOUSTON-The one and only restaurant space in Calpine Center has been leased for the next decade. Skyline Deli, which has several locations throughout the metropolitan area, will open a 3,000-sf restaurant on the first floor of the 33-story tower, which was completed just last year.
"The space was highly contested because it was the only space for a restaurant of that size," says Pete Witorff, a senior associate with Transwestern Commercial Services, who represented Skyline Deli in the transaction. "There's another 6,000 sf on the first floor that will probably be leased to a bank."
Clark Davis was building owner, Hines, in-house broker negotiating the pact. First floor space in Calpine Center at 717 Texas St. leases in the mid-$20 per sf range.
Witorff tells GlobeSt.com that Skyline Deli sought the Calpine Center space because the tower was new. "They anticipate that the building will be well occupied for the next 10 years," he says. The deli will open the Calpine Center location in April. According to Witorff, Skyline Deli is in an expansion mode and is looking for two more locations in Houston.
